Popular Leith Walk Burrito shop, Los Cardos, location lease for sale or possible sub-let.
We are moving to larger premises just down the road so probably best not to try Mexican here, but any and all other Class 3 businesses could do quite well.
Classed to be open until 11pm and benefiting from 100% small business rates relief as well as the largest residential population in Scotland, Los Cardos has been able to grow sales from 5-8k per week with walk-ins and delivery.
Although currently not licensed for alcohol, there are 3 pubs in the immediate area that don’t have kitchens and are very receptive to outside food and an off-licence grocery store 2 doors down. There are also 3 cash-points in the immediate area. The Shop benefits from high visibility, being very near a bus stop for the 22, 10, 16, 7 & 14.
The shop primarily functions as a takeaway and is busiest in the evenings and weekends. There is adequate seating for up to a dozen (with the seating bench doubling as extra storage). There is additional storage space above the kitchen area in the form of a crawl space.
Class 3 allows for grilling and deep-fat frying, with a safety lock extractor fan and gas shut-off system fitted.

Doors will close on 4th June for cleaning and refurbishment while new location becomes operational.
Now would be the ideal time to take over with a view to being ready in time for the festival which sees a lot of B’n’B and Air B’n’B rentals in the area as well as venues.
