REF 6101 – Two Franchise Speciality Liqueur, Spirits, Home & Gift Shops

Blacks Brokers are proud to bring to the market these two leasehold speciality liqueur, spirits, home & gift shops located in Trentham and Leek, Staffordshire.

INTRODUCTION

Il Gusto is a large and well-known franchise operation with branches nationwide. The business offers unique personalised gifts including unique oils and balsamic vinegars, cocktails and liqueurs and a huge range of exclusive spirits.

Our client opened Il Gusto, Trentham within Trentham Retail Village in 2002 and with great success and expansion, the opened a second branch on Derby Street, Leek in 2013.

LOCATION

Trentham: this branch is located in The Trentham Estate just outside Stoke on the Stafford Road . This is a select and hugely popular up market shopping experience and visitor attraction comprising quality shops with beautiful gardens. This area is positioned just between Stoke and Stafford and also a short distance from Junction 15 of the M6 motorway. Parking is available within the shopping village and public transport links are good.

Leek: this branch is positioned on a busy main street in the town centre, close to many complementary businesses and high street shops. This area is partially pedestrianised. Leek is a very popular residential and Staffordshire Moreland character town and visitor destination, it is well known for its architecture, antique shops, cafes restaurants and old worlde pubs. The area is well linked by the A523. Parking is available close by and again, public transport links are good.

REASON FOR SALE

Il Gusto is only being offered for sale due to our client’s retirement.

LEASE

Trentham: The building is available on a competitive rent on an Internal Repair Only lease (IRO lease). The current lease is 10 years with rent reviews every 5 years. The current lease began in 2014 at a base cost of £808 per week or 10% of the turnover dependent on whichever is greater with an annual service charge and promotional charge. The rent covers water, electricity, 24 hour security, the garden is maintained, parking etc.

Leek: The building is available on a competitive rent on a Full Repair and Insure lease (FRI lease). The current lease is 10 years with no service charges and rent reviews every 5 years. The current lease began in 2015 at a cost of £364 per week.

BUILDING LAYOUT AND DESIGN

Trentham: The business is housed within a very well-presented, wooden clad property within this popular shopping village. Il Gusto is well branded with the usual franchise signage displayed above the main entrance and around the property.

Inside, the main retail area has been divided into three zones – retail, storage and preparation. There is also a fully accessible staff and customer toilet and a kitchen area.

The retail area is stunning in appearance, with tiled flooring throughout, modern décor and good displayed on wall shelving and stand alone display units. Each area has been carefully considered and is presented beautifully. Additional space is allocated outside and adjacent to the retail shop for ‘cafe’ style service of retail products.

Leek: The business is housed within a spacious, mid-terraced retail unit within a busy parade of shops and other businesses. Again, the shop is very well presented, with Il Gusto branding displayed above a mainly glazed frontage. There is seating for four available to the front of the shop.

Inside, the main retail area is again, presented to a very high standard, with wooden flooring, modern décor and exceptional lighting throughout. The customer servery area is positioned to the side of the space, with goods displayed on wall shelving and stand alone display units.

To the rear of the unit is a storeroom and toilet, with additional storage available on the lower-ground floor.

The unit has free rear access for deliveries and a parking permit purchased.

Within both sites, the finish is exceptional, and all fixtures, fittings and equipment are of a high standard.

STAFF

Trentham: This store is currently operating with two full-time and six part-time members of staff in employment.

Leek: This store is currently operating with one full-time and two part-time members of staff in employment.

FINANCIAL DETAILS

Financial details are available upon a viewing of the business and Il Gusto has traded solidly over its trading history. The two shops combined generate an annual turnover of £450,000 with gross profits of £270,000.

SUMMARY

These two leasehold businesses are well-established and well-known, delivering impressive annual turnover year on year. There is plenty of scope to develop the businesses further with the potential of an online shop to complement the comprehensive websites already in place for both shops, along with the possibility of expansion at the Trentham site to extend the outside café area and include champagne, gin and beer sales. This proposition would ideally suit an owner operating team who could push the business forward and build upon the solid and impressive trading foundations.

Early viewings are strongly advised.
